Across the 46 cities tracked, from January to September 2026, under $300,000 sales are condos at 65%, houses at 31% and plexes at 4%; between $300,000 and $500,000, houses 46%, condos 49%, plexes 5%; between $500,000 and $750,000, houses 68%; at $1M and up, houses 54%, plexes 33%, condos 12%. Each category splits as follows: houses 4% under $300,000 and 45% between $500,000 and $750,000; condos 15% under $300,000 and 55% between $300,000 and $500,000; plexes 26% at $1M and up. The condo leads the under-$300,000 bracket in 32 of the 41 cities tracked; the plex leads the million in 9 cities and the house in 35; the most often contested bracket between categories is $300,000 to $500,000 (20 cities). What the table says

Price picks the category before the neighbourhood. Across the 46 cities tracked, under $300,000, 65% of what sells is a condo: the house has left that bracket in most cities, and the condo leads it in 32 cities out of 41. Between $300,000 and $500,000, the question of house or condo really arises: 46% houses against 49% condos, and it is the most contested bracket in 20 cities. Between $500,000 and $750,000, the house rules (68%). Above a million, a third category steps in: the plex makes 33% of million-dollar sales and leads that bracket in 9 cities, because a triplex is now worth the price of two houses. For a buyer, the table says what their budget really buys in their city; for a seller, which categories their property is up against at its price. How to read the table

Centris ranges ($50,000 steps up to $500,000, $100,000 steps up to one million, then one million and up) are grouped into five brackets common to the three categories. The who-sells shares compare, within a bracket, each category's sales with all sales in the bracket across the categories tracked in the city; the condo is tracked only where at least 50 condominiums sell a year, the plex where enough sell for a ten-year series. 2026 counts January to September.

Method

No new query: the fine 2026 ranges already published for houses, condos and plexes are added city by city. Only aggregates are published. Days on market by range, to know how fast each bracket goes, are in days on market by price.

With $300,000, can you still buy a house in Quebec?

Across the 46 cities tracked, 31% of sales under $300,000 are houses, and they concentrate in the cities at the bottom of the table, far from the large centres. Elsewhere, $300,000 buys a condo, and the house starts between $300,000 and $500,000 in 14 cities, between $500,000 and $750,000 in 30.
