Across the 23 cities tracked, over the past 12 months (October 2025 to September 2026), plexes sold in 21 days in median of cities; by price bracket, under $450,000 26 days; $450,000 to $600,000 11 days; $600,000 to $800,000 15 days; $800,000 to $1M 24 days; $1M and up 36 days. The gap between the fastest and slowest brackets is 33 days in median; the top of the market ($800,000 and up) sells more slowly than the bottom (under $600,000) in only 12 cities out of 23, and faster in 7; the $1M and up bracket exceeds 30 days in 10 of the 17 cities where it sells enough for a median; the best-selling range goes in 15 days or less in 14 cities; the all-sales median exceeds 30 days in 4 cities. Plex days on market depend on price, but not in a single direction. In 12 cities out of 23, plexes at $800,000 and up sell more slowly than those under $600,000; in 7 cities, the top is the fastest. The slowest bracket is under $450,000 in 9 cities and $1M and up in 9; the fastest bracket is between $450,000 and $800,000 in 18 cities out of 23. Both ends of the market wait and the middle goes fast: the small plex is often old, its rents barely cover the financing and lenders look at it closely; the plex over a million is for a small pool of investors who run the yield before visiting; in between, a well-kept duplex or triplex finds a taker in two or three weeks. In median of cities, a plex sells in 21 days all sales, against 15 days between $600,000 and $800,000 and 36 days $1M and up; the all-sales median exceeds 30 days in 4 cities out of 23. The 33-day median gap between the fastest and slowest brackets is the most useful figure in this table: a seller who knows which bracket the plex falls in knows how long to plan and whether to expect a bidding war or a negotiation; a buyer knows whether to make an offer in the first week or wait. How to read the table

Days on market is the number of days between listing and the accepted offer, in median of income property sales (duplex, triplex, quadruplex and up) closed over the past twelve months (October 2025 to September 2026). Centris ranges are grouped into five brackets suited to plex prices; the bracket's figure is the average of the ranges' median days, weighted by their sales. A bracket with fewer than 5 sales is not published. The figure measures sold plexes; those that expired without selling are not included (plexes that do not sell by city).

Statistics module of Centris (Matrix), October 10, 2026 queries, one query per city (Income property category, past-12-months period, grouping by sale price), median days on market and number of sales by range. Only aggregates are published. Duplex, triplex and quadruplex prices, in dollars and per unit, are in duplex, triplex and quadruplex prices by city; the plex sold-to-asking ratio, in plex sold over asking by city.

Frequently asked questions

Why do plex days on market depend so much on price?

Because a plex is bought with two calculations at once: the owner-occupant's, who looks at the unit they will live in, and the investor's, who looks at the rents. Under $450,000, the building is often old, rents are low and the lender asks for more down payment: the buyer hesitates and the time stretches. Between $450,000 and $800,000, a well-kept duplex or triplex attracts both first-time buyers who want a home with an income and small investors: it is the bracket that goes fastest. Above a million, buyers are a small pool of investors who demand a yield and take the time to analyze it.
