One page per city, same Centris queries: the sales dollars every year since 2016, split between houses, condos and plexes, the category that weighs the most and the one that grew the most.
Across the 23 cities tracked, $28.08B of houses, condos and plexes changed hands in 2025, against $12.60B in 2016 (+123%): houses 49% (against 52% in 2016), condos 28% (25%), plexes 22% (23%). In ten years, house dollars did +114%, condo dollars +147% and plex dollars +116%. In median across cities, the plex weighs 18% of the dollars in 2025 (16% in 2016, 25% in 2021) and the house 69%; the plex share rose in 14 cities; the category that grew the most is the condo in 12 cities, the plex in 7 and the house in 4; the plex weighs more than the condo in 10 of the 18 cities where both are tracked; the total's peak is 2025 in 20 cities and 2021 in 3; a plex sells for 1.31 times the average house price in median. Real estate money does not go to the same place from one city to the next. Across the 23 cities tracked, the house keeps 49% of the dollars in 2025, the condo 28% and the plex 22%, but in median across cities the plex weighs 18% and climbs to 33% in Joliette. What changed in ten years is the speed: condo dollars did +147%, plex dollars +116% and house dollars +114%; the condo is the category that grew the most in 12 cities, the plex in 7. The plex share rose in 14 cities out of 23: wherever families can no longer pay for the house, part of the money moves to the rental building, bought by an occupant who counts the neighbour's rent or by an investor. For a seller, the growing category is where buyers are most numerous this year; for a buyer, it is where competition is strongest. Volumes by category are in house sales volume by city, condo sales volume by city and plex sales volume by city.
Volume adds the sale prices closed in the year across the whole municipality, by Centris category: Single-family, Condominium, Income property. The total counts only the categories tracked in the city; the condo is tracked only where at least 50 condominiums sell a year, elsewhere shares are computed between houses and plexes. 2016 and 2025 are two full years; 2026 counts January to September. Land, cottages and commercial properties are not counted.
No new query: the three volume series already published (houses on October 2, 2026, condos on October 9 and 10, plexes on October 10) are added city by city. Only aggregates are published. The average price by category is the volume divided by the number of sales of the same query.
Because its average ticket is bigger: a plex is worth 1.31 times the average house price in median across cities, since it holds two units or more. A hundred plex sales therefore weigh as much as a hundred and thirty house sales, and in duplex and triplex cities, a quarter or a third of the money goes through rental buildings with ten percent of the transactions.
