Across the 50 cities tracked, over the past 12 months (October 2025 to September 2026), houses sold in 16 days in median of cities; by price bracket, under $300,000 26 days; $300,000 to $500,000 13 days; $500,000 to $750,000 14 days; $750,000 to $1M 21 days; $1M and up 24 days. The gap between the fastest and slowest brackets is 22 days in median; the top of the market ($750,000 and up) sells more slowly than the bottom (under $500,000) in 25 cities out of 50, 1.4 times more slowly in median; the million bracket exceeds 30 days in 15 of the 40 cities where it sells enough for a median; the best-selling range goes in 15 days or less in 35 cities. The fastest bracket is most often $300,000 to $500,000 (25 cities), the slowest $1M and up (17 cities). What the table says

Days on market is not a property of the city, it is a property of the price. In 25 cities out of 50, houses at $750,000 and up sell more slowly than those under $500,000, 1.4 times more slowly in median: the pool of buyers shrinks as the price rises, and those who remain visit more, compare more and negotiate more. The bottom of the market goes in 13 days in median between $300,000 and $500,000, multiple-offer timing: that is where first-time buyers concentrate, and that is where the well-listed seller picks the offer. The 22-day median gap between the fastest and slowest brackets is the most useful figure in this table: a seller who knows which bracket the house falls in knows how long to plan and whether to expect a bidding war or a negotiation; a buyer knows whether to make an offer in the first week or wait. Days on market year by year, regardless of price, are in days on market by city.

How to read the table

Days on market is the number of days between listing and the accepted offer, in median of sales closed over the past twelve months (October 2025 to September 2026). Centris ranges are grouped into five brackets; the bracket's figure is the average of the ranges' median days, weighted by their sales. A bracket with fewer than 5 sales is not published. The figure measures sold houses; those that expired without selling are not included (expired listings by city).

Method

Statistics module of Centris (Matrix), October 9 and 10, 2026 queries, one query per city (past-12-months period, grouping by sale price), median days on market and number of sales by range. Only aggregates are published. The distribution of sales by price range, in numbers, is in house sales by price range; the sold-to-asking ratio, in sold over asking by city.

Frequently asked questions

Why do expensive houses sell more slowly?

Because the number of buyers able to pay falls at every bracket, and those who can have the choice. Under $500,000, dozens of pre-approved households wait for the next listing and make an offer in the first week; above $750,000, buyers are fewer, often selling another house at the same time, and they compare three or four properties before deciding. The time says nothing about the quality of the house: it says how many people are looking for it.
