The house market is loosening slowly, without tipping over. The September median is 16 days in median of the 50 cities, against 14 days in June and 12 days in October 2025: it lengthened since June in 30 cities, shortened in 18, and doubled in 7: Chambly (10 to 34 d), Terrebonne (11 to 24 d), Granby (16 to 38 d), Saint-Bruno-de-Montarville (8 to 16 d), Val-d'Or (7 to 21 d), Rosemère (14 to 84 d), Saint-Lambert (22 to 52 d). Inventory rises more surely than days on market: 10,337 active houses in the 50 cities, +6% since June and +23% since October 2025; it is higher than October 2025 in 44 cities and at its twelve-month peak in 24. Prices hold: houses sell at 98% of asking in median (7 cities still at 100% or more), and the 2026 median price exceeds 2025's in 43 cities out of 50 (+4.8% in median). Result: 26 seller's markets, 20 balanced markets and 4 buyer's markets under the rule under 4 months of inventory = seller's market, 4 to 6 months = balanced market, over 6 months = buyer's market. Beloeil is the tightest market (2.2 months, 6 days), Westmount the slowest (10.3 months, 68 days); the fastest sale of September is in Varennes (4 days), the slowest in Rosemère (84 days). For a seller, the message is the same almost everywhere: the asking price has become the ceiling, and a house listed at the spring's price waits. For a buyer, choice comes back before bargaining power. The ten-year reading is in days on market by city and homes for sale and inventory by city; the verdict over twelve months of sales, in buyer's or seller's market by city.
Days on market is the number of days between listing and the accepted offer, in median of the sales closed in the month; the ratio is the sold price divided by the asking price, in median; active listings are the stock for sale in the month. September 2026 is a month in progress (data to September 16): its days on market and ratio cover the first half of the month's sales, and its new listings are not comparable to a full month, hence the August column. Months of inventory are the team's calculation: active houses in September divided by 2026 sales (January to September 16) divided by nine; it is an approximation that nudges slightly upward.
No new query: the monthly series of days on market, ratio and inventory already read for the 50 cities (Single-family category, Centris Matrix, read September 16, 2026) are reread city by city for the latest month. Only aggregates are published. The same reading for condos is in the series on the condo market in September 2026.
Because inventory is climbing faster than demand is falling: there are +23% more active houses than in October 2025 in the 50 cities, and the buyer, with more choice, takes more time and no longer pays above asking (98% in median). The median price still rises in 43 cities because it reflects all of 2026's sales, not only September's; days on market and the ratio move first, the price last.
We publish the 50 cities whose monthly series are tracked. A broker from the team can pull the same reading for any municipality or borough, and for condos.
