Across the 50 cities tracked, house sales under $500,000 went from 78% of the total in 2020 to 57% in 2023 and 37% from January to September 2026; in median across cities, from 84% to 16%. Sales between $500,000 and $750,000 weigh 44% in 2026 (against 16% in 2020), those above $750,000 19% (against 6%), including 10% at one million and up. The best-selling range changed in 43 cities out of 50; sales under $500,000 were the majority in 36 cities in 2020 and are in 15 in 2026; the million is the majority in 2. Cities where sales under $500,000 remain the most numerous: Sept-Îles (92%), Rouyn-Noranda (85%), Saguenay (84%); the rarest: Sainte-Julie (1%), Beaconsfield (0%), Westmount (0%). The market moved up one bracket in six years, and it did so everywhere. In 2020, the best-selling range sat under $500,000 in most of the 50 cities; in 2026, it changed in 43 cities and the centre of gravity settled between $500,000 and $750,000 (44% of sales). Sales under $500,000 are the majority in only 15 cities, against 36 in 2020, and they have nearly vanished in those at the bottom of the table, where the million has become the best-selling range. What has not changed is the shape: in every city, sales cluster on two or three contiguous ranges, and that is where competition between buyers plays out. For a buyer, the table places their budget within their city's market: in the best-selling range, they will have choice and rivals; one bracket up, less choice and fewer rivals. For a seller, it says how many sales closed at their price this year, and in which neighbouring city that same price falls in the most active range.
Shares compare sales closed in each bracket with all single-family house sales in the municipality for the period. Centris ranges go in $50,000 steps up to $500,000, in $100,000 steps up to one million, then one million and up; the city pages give the fine 2026 ranges and their median price. The best-selling range is the one with the most sales; in a spread-out market, two ranges can be nearly tied. 2026 counts January to September: the distribution is comparable, not the count.

Because the median is a point and the range is a zone. Two cities can have the same median, one with sales concentrated on a single range (a market of similar houses, where multiple offers are the rule), the other with sales spread from $300,000 to over a million (a market of different neighbourhoods, where every budget has its segment). For a buyer, it is the difference between fighting and choosing; for a seller, between a price that compares with dozens of sales and a price that gets negotiated.
