Across the 23 cities tracked, plex sales under $600,000 went from 57% of the total in 2020 to 28% from January to September 2026, and those under $450,000 from 39% to 13%; in median across cities, the share under $600,000 went from 90% to 51%. Sales between $600,000 and $800,000 weigh 22% in 2026 (against 23% in 2020), those at $800,000 and up 50% (against 20%). The best-selling range changed in 23 cities out of 23; plexes under $600,000 were the majority in 22 cities in 2020 and are in 12 in 2026; the $800,000-and-up bracket is the majority in 6. Cities where plexes under $600,000 remain the most numerous: Val-d'Or (97%), Saguenay (89%), Rimouski (88%); the rarest: Longueuil (9%), Laval (6%), Montreal (4%). What the table says

The plex changed bracket in one move: in median across cities, the share of sales under $450,000 went from 80% in 2020 to 22% in 2026. It is bought with two calculations at once: the owner-occupant's, who compares with the price of a house while counting the neighbour's rent, and the investor's, who compares with the yield. In 2020, plexes under $600,000 were the majority of sales in 22 cities out of 23; in 2026, they still are in 12, and the best-selling range changed in 23 cities. The $800,000-and-up bracket, which weighed 20% of sales in 2020, weighs 50% in 2026: that is the investor's market, at 20% down, where the price is set on rents. In the cities at the top of the table, the duplex remains the way to buy a first property with an income that helps pay the mortgage; in those at the bottom, the plex sells at the price of two houses and the owner-occupant has nearly left it. For a seller, the table says how many plexes sold at their price this year, and whether that price falls in their city's most active range or in one where buyers are scarce.

How to read the table

Shares compare sales closed in each bracket with all income property sales in the municipality for the period. Centris ranges go in $50,000 steps up to $500,000, in $100,000 steps up to one million, then one million and up; the city pages give the fine 2026 ranges and their median price. The best-selling range is the one with the most sales. 2026 counts January to September: the distribution is comparable, not the count. The Income property category includes duplexes, triplexes, quadruplexes and buildings of five units and more sold on Centris.

Method

Statistics module of Centris (Matrix), October 10, 2026 queries, two queries per city (period 2020 and 2026 cumulative, grouping by sale price), number of sales and median price by range. Only aggregates are published. Frequently asked questions

Why did the plex change bracket so fast?

Because two buyers compete for it. The owner-occupant, pushed out of the house market in 2021, found that a duplex at 5% down cost less per month than a house once the neighbour's rent is deducted; the investor saw rents rise faster than rates after 2023 and kept buying. Both pushed the best-selling range up one or two brackets, and the million mark, once reserved for large buildings, became a triplex price in several cities.
