What the table says

The extra door costs $133,500 in median of cities, or +28% on the duplex's price, and it is almost always a good deal per unit: the triplex's door ($189,833) is cheaper than the duplex's ($250,000) in 21 cities out of 23, by 15% in median. In 3 cities, the triplex even sells for less than the duplex in total price: there, the market pays for the street and the building's condition, not the number of doors, and the medians rest on few sales. The duplex, for its part, costs +3% relative to the median house in median of cities, more than the house in 12 cities: it is the transition purchase, a unit that pays part of the mortgage for roughly the price of a house. What really separates the two is the down payment: 5% up to $500,000 then 10% on a duplex you live in, 10% on a triplex, and the triplex's minimum exceeds the duplex's in 23 cities ($25,000 against $56,950 in median). In ten years, the duplex gained +122%, the triplex +121% and the house +133%; the triplex rose faster than the duplex in 9 cities. The plex sells in 13 days in median of cities, more slowly than the house (11 days) in 16 cities, and below asking in 21. The detail by type and by year is in duplex, triplex and quadruplex prices by city, the complete file by city in investing in a plex in Quebec in 2026.

How to read the table

The median price is that of the middle sale, by type (duplex, triplex, quadruplex) of the Centris Income property category; 2026 covers January to September. The price per unit divides the type's median by its number of units. A type is published from five sales a year over nine years or more; the quadruplex is published in only 19 cities. Down payments apply the 2026 mortgage insurers' rules to each city's medians: to be confirmed with your mortgage broker.

Method

No new query: the prices by type already published are set against the house and the plex's days and ratio, city by city. Only aggregates are published.

Frequently asked questions

Duplex or triplex, which one to choose?

The duplex if the down payment is the obstacle and you want a single tenant; the triplex if you can put 10% down and want two rents to cover most of the mortgage, because its door costs less in 21 cities out of 23. In both cases, you buy the actual leases, not the median.

My city is not listed?

We publish the cities where at least 20 plexes sell a year and where the duplex and the triplex have enough sales for a median. A broker from the team can pull the same figures for any municipality.
