The condo loosens before the house. In September 2026, it sells in 45 days in median of the 40 cities, against 30 days in June and 24 days in October 2025; the house, at the same moment, goes in 17 days. Condo days on market lengthened since June in 30 cities out of 40 and doubled in 15: Mascouche (9 to 23 d), Beloeil (8 to 30 d), Châteauguay (9 to 34 d), Boucherville (15 to 40 d), Saint-Jean-sur-Richelieu (14 to 48 d), Pointe-Claire (26 to 58 d), Saint-Hyacinthe (29 to 58 d), Westmount (19 to 58 d), Chambly (24 to 59 d), Lévis (15 to 60 d), Saint-Jérôme (29 to 75 d), Mirabel (17 to 79 d), Vaudreuil-Dorion (15 to 88 d), Boisbriand (30 to 114 d), Saint-Constant (14 to 114 d). The condo is slower than the house in 35 cities in September and most months of the window in 39. Prices still hold: 98% of asking in median (5 cities at 100% or more), and the 2026 median price exceeds 2025's in 30 cities (+2.5% in median); the condo is worth 64% of the house in median of cities. Under the days-on-market rule, 10 tight markets, 23 normal and 7 slow; Sainte-Julie is the fastest city (9 days), Saint-Constant the slowest (114 days). For a condo seller, the message is clear: the asking price is the ceiling, the buyer compares several units, and the syndicate's documents make the difference. For a buyer, it is the product where choice and time came back first. The house market of the same cities is in the Quebec real estate market in September 2026, city by city; the ten-year reading, in condos for sale and inventory by city and condo sold over asking by city.
Days on market is the number of days between listing and the accepted offer, in median of the condo sales closed in the month; the ratio is the sold price divided by the asking price, in median. September 2026 is a month in progress (data to September 16): its days on market cover the first half of the month's sales. The verdict is the team's days-on-market rule (under 30 days of median days on market = tight market, 30 to 60 days = normal market, over 60 days = slow market), not an inventory measure: monthly condo inventory is not part of this reading. We publish the cities with 50 or more condo sales in 2025 and 9 published months out of twelve, September included.
No new query: the monthly series of condo days on market and ratio already read for the 40 cities (Condominium category, Centris Matrix, read September 16, 2026) are reread city by city for the latest month, next to the same series for houses. Only aggregates are published.
Because the condo buyer is the one with the least margin: first-time buyer, tight budget, condo fees to absorb. When rates and prices weigh, they are the ones who wait or compare the most units, and condo days on market lengthen first; the house, bought by households that often sell a condo to buy it, follows with a lag. That is what the 25-day median gap between the two in September shows.
We publish the cities with 50 or more condo sales a year whose September days on market are available. A broker from the team can pull the same reading for any municipality or borough.
