Across the 46 cities tracked, over the past 12 months (October 2025 to September 2026), the house sold in 15 days in median of cities, the plex in 21 and the condo in 27; the house is the fastest category in 45 cities, the plex in 1, the condo in 0. At the same price: between $300,000 and $500,000, the house goes in 13 days, the condo in 23 and the plex in 20, and the house beats the condo in 29 of the 35 cities where both compare; between $500,000 and $750,000, house 13 days, condo 32, plex 14; above a million, house 25 days, plex 36, condo 32, and the house beats the plex in 12 of the 16 cities. At the same price, the house wins almost everywhere. Between $300,000 and $500,000, the bracket where house and condo fight for the same buyers, the house goes in 13 days in median of cities and the condo in 23: the house beats the condo in 29 of the 35 cities where both compare. The buyer who can afford both picks the land, and the condo at the same price waits for the one who has no choice or wants no maintenance. All sales combined, the house is the fastest in 45 cities out of 46, the plex in 1, the condo in 0. The plex slips between the two: 21 days all sales, and it beats the house in some middle brackets, but above a million it waits for its investor (36 days against 25 for the house; the house wins in 12 cities out of 16). For a seller, the lesson is simple: if your category is the slowest in your bracket, your buyer is hesitating with the other category, and it is against its comparables that your price must hold. For a buyer, the slow category in your bracket is where you negotiate. The detail by category is in house days on market by price, condo days on market by price and plex days on market by price.

How to read the table

Days on market is the number of days between listing and the accepted offer, in median of sales over the past twelve months. Centris ranges are grouped into five brackets common to the three categories; a bracket's figure is the average of the ranges' median days, weighted by sales, and a bracket with fewer than 5 sales is not compared. The condo is tracked only where at least 50 condominiums sell a year, the plex where enough sell for a ten-year series.

Method

No new query: the days by range already published for houses, condos and plexes are set side by side city by city. Only aggregates are published. What sells at each price, in numbers, is in house, condo or plex by price range.

Frequently asked questions

Why does the condo sell more slowly than the house at the same price?

Because at the same price, the condo offers less space and no land, and it carries condo fees the house does not. The buyer who can afford both takes the house; the condo at the same price is for those who want downtown or no maintenance, fewer at every bracket. The plex sells to buyers who count the rent: fast when rates fall, slowly when the yield no longer covers the mortgage.
