What the matchups say

The cheaper city is not the calmer city. In 39 matchups out of 63, it is the city with the lower price that has the shortest days on market, the thinnest inventory and the most frequent bidding: buyers pushed out of the expensive city fall back on it and compete for its houses. And in 37 matchups, it is the one that rose the most in ten years, which narrowed the gap in 40 matchups. The lesson for a buyer fits in one sentence: changing city to pay less also means changing pace, and you must be ready to make an offer in the first week. For a seller, the matchup shows where their buyers are also looking: a house listed too high sends its visitors next door. The median gap, $110,000 on the median house, is the equivalent of several years of down payment savings for a first-time buyer; the matchup pages translate it into monthly payment and down payment so the choice is made on the real budget.

How to read the matchups

Each matchup compares two whole municipalities on the same Centris series: median price and sales of houses and condos by year, median days on market, inventory in months, sold-to-asking ratio and expired listings, all for 2026 (January to September). 'Tighter' counts the indicators where the city leads out of four (days on market, inventory, bidding, unsold listings). The median price compares different stocks: a town of 1960s bungalows and a town of new houses do not offer the same house at the same price. The city pages (home prices by city) give each one's detail.

Method

No new query: the 63 matchups reuse the series harvested for our city pages (Centris (Matrix) queries of September 16, 29 and 30 and October 1, 2026). The monthly payment assumes 20% down, 25 years and the 2026 average contracted rate (4.14%). Only aggregates are published. The matchups cover neighbouring cities among our 50 tracked cities; other pairs can be pulled on request.

Frequently asked questions

Why compare neighbouring cities rather than regions?

Because that is the real choice buyers face: people hesitate between Brossard and Longueuil, between Blainville and Mirabel, not between the Montérégie and the Laurentians. At equal budget, the municipal boundary changes the price by 10 to 30%, days on market by several days and the number of houses to visit; the matchup puts those figures side by side, year by year, so the decision rests on the market rather than an impression.
