Across the 50 cities tracked, a house sold for an average of $647,633 in 2026 (median of cities, January to September), against $281,626 in 2016 (+130%); the median price went from $261,000 to $610,000 (+134%). The average exceeds the median by 9% in 2026, a gap stable since 2016 (8%) that exceeds 5% in 42 cities. Sellers asked $637,000 at the median and got $610,000 (-5%), against -10% in 2016 and +2% in 2021. The priciest: Westmount ($2,675,497), Saint-Lambert ($1,273,820), Beaconsfield ($1,144,858); the most affordable: Victoriaville ($389,236), Rouyn-Noranda ($379,572), Sept-Îles ($311,688); the widest mean-median gaps: Magog (23%), Montreal (23%), Boucherville (20%). What the table says

The average and the median rose at the same pace in ten years (+130% against +134% at the median of cities), and the gap between them stayed at 8% then 9%: the rise touched every home, not only the high end. But that gap is very uneven from one city to the next: Magog (23%), Montreal (23%), Boucherville (20%) have a real tier of expensive homes pulling the average up, while Sainte-Thérèse (2%), Boisbriand (3%), La Prairie (3%) have a homogeneous stock where the average equals the median. The asking price tells the negotiation story: in 2016, sellers got 10% under what they asked at the median; in 2021, 2% over in 33 of 50 cities; in 2026, 5% under, and a single city remains above. Sellers' expectations rose +119% in ten years, more slowly than the prices obtained (+134%): sellers ran behind the market, not ahead of it.

How to read the table

The average price adds up all the year's sale prices and divides by the number of sales; the median price is the middle one. A few very expensive sales push the average up without touching the median: the gap between the two measures the weight of the high end in the city. The median asking price is the median of the last listed prices of homes that sold; expired listings, often listed higher, are not in it. "Sold vs asking" compares two medians, which differs from the per-transaction ratio of our sold over asking pages. 2026 stops in September.

Method

All series come from the Statistics module of Centris (Matrix), queried on October 2, 2026 with the same parameters for the 50 cities: Single-family category, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), average sale price and median asking price by year over ten years; the median price and sales come from the September 16, 2026 query (home prices by city). Only aggregates are published. The same cities have their cheapest homes and prices by number of bedrooms pages.

Frequently asked questions

Why do newspapers quote the average price and brokers the median?

Because the average is easier to compute and more spectacular: it rises as soon as an exceptional home sells. The median only moves if the middle home changes price. To know whether your city got pricier, both say the same thing; to know what your house is worth, only the median of your type of house, in your sector, counts.
