One page per city, same calculation, same sources: the monthly payment on the median house every year since 2016, with the year's Centris price and the 5-year rate actually charged, the share of price and the share of rate, the renewal shock and the income it takes.
Across the 50 cities tracked, the monthly payment on the median house (20% down, 25 years, the year's 5-year fixed rate charged) went from $953 in 2016 to $1,549 in 2021 and $2,604 in 2026 (Jan. to Sept.): +162% in ten years, while the median price rose +124%. The 5-year rate charged went from 2.67% to 2.13% at the 2021 trough, 5.26% in 2023 and 4.14% in 2026. Between 2021 and 2026, the rate explains 48% of the payment increase in median; the renewal shock on a 2021 loan is +302 $ a month (+20%), and a point of rate is worth $274 a month. The payment doubled in 48 cities out of 50, exceeds $2,000 in 37 and $3,000 in 15. The heaviest: Westmount ($9,702), Saint-Lambert ($4,781), Beaconsfield ($4,401); the lightest: Saguenay ($1,562), Victoriaville ($1,562), Sept-Îles ($1,174). The price doubled, the payment more than doubled. Across the 50 cities, the median house cost $953 a month in 2016 at a 2.67% rate; it still cost $1,549 in 2021 because the rate had fallen to 2.13% while prices climbed; then the rate more than doubled (5.26% in 2023) and the payment jumped to $2,425, reaching $2,604 in 2026 at 4.14%. Over ten years, +162% in payment for +124% in price. Since 2021, the rate explains 48% of the increase in median, and more in the expensive cities where each point weighs more in dollars: Westmount (66%), Saint-Lambert (68%), Beaconsfield (70%). The payment doubled in 48 cities out of 50; it exceeds $2,000 a month in 37 cities and $3,000 in 15, against 2 cities above $2,000 in 2016. The renewal shock, for a 2021 loan renewed in 2026, is +302 $ a month in median (+20%). A point of rate is worth $274 a month on the median house. The payment is computed each year with the median price of single-family houses sold in the city (Centris) and the annual average of the 5-year fixed rate actually charged on new mortgages in Canada (Bank of Canada, Statistics Canada table 10-10-0006, insured and uninsured loans), with 20% down, 25-year amortization and Canadian semi-annual compounding. This rate charged is lower than the banks' posted rate (by about two points), which only serves the stress test. The share of the rate compares the 2026 house at the 2021 rate with the 2026 house at the 2026 rate. The renewal assumes a 2021 loan renewed after five years on the remaining balance. The income at 32% counts only the mortgage: taxes, heating and other debts are added in the lender's ratios. Each city page adds the condo, the payment at the posted rate and the effect of one point of rate.

Because both rose at the same time after 2021, whereas before they offset each other. From 2016 to 2021, prices rose but the rate fell (2.67% to 2.13%): the median payment gained only $596 in five years. From 2021 to 2023, prices kept rising and the rate more than doubled: $876 more a month in two years. Since then, the rate has come down a point, but prices have closed the gap. A house is bought with a payment, not a price, and it is the payment that doubled.
