Across the 41 cities tracked, 15,701 condo listings expired without a sale in 2025, against 19,191 in 2016 (-18%) and 9,750 at the 2022 trough. The condo failure rate (expired ÷ listing endings) went from 50% in 2016 to 24% in 2021, 32% in 2025 and 41% in 2026 (Jan. to Sep.); for houses it was 40%, 13%, 19% and 23%. Condos expire more often than houses in 38 of 41 cities, with a median gap of 10 points. Average days for a sold condo fell from 123 to 47 (median of cities), median days from 88 to 26. The highest condo failure rates in 2026: Gatineau (60%), Trois-Rivières (50%), Châteauguay (45%); the lowest: Quebec City (17%), Beloeil (13%), Chambly (13%). What the table says

In 2016, half of condo listings ended without a sale: 50% across the 41 cities, with 19,191 contracts ended, while houses stood at 40%. The condo was then Quebec's surplus product, with months of inventory twice as long as houses. The frenzy absorbed almost everything (24% failure in 2021, 9,750 expired at the 2022 trough, -49% from 2016), then the rate hikes put condos back on the shelf (28% in 2023). 2025 stood at 32%, and 2026 (Jan. to Sep.) climbs to 41%, up in 37 of 41 cities: condos listed at 2022 prices, with condo fees that have climbed, no longer go. Houses stand at 23%: condos expire more often in 38 of 41 cities, and the widest gap shows in Saint-Bruno-de-Montarville (+27 pts), Châteauguay (+24 pts), Trois-Rivières (+24 pts). Average days tell the same decade: 123 days in 2016, 33 in 2021, 47 in 2026, while the median went from 88 to 26. The cities where condo failure is most frequent in 2026: Gatineau (60%), Trois-Rivières (50%), Châteauguay (45%); the most efficient: Quebec City (17%), Beloeil (13%), Chambly (13%).

How to read the table

An "expired" listing is a brokerage contract that reached its end without a sale; cancellations and early withdrawals are not counted here, which makes this number a floor. The failure rate relates expired listings to all listing endings of the year (sales plus expiries); it does not say how many of those condos eventually sold after a relisting. The house column applies the same definition to the Single-family category, taken from our expired listings pages. Only cities with at least twenty condo sales a year are kept: below that, a failure rate moves ten points on three listings. 2026 stops in September. Each city page adds the share of new listings that expire within the year and what the rate changes for a condo seller.

Method

All series come from the Statistics module of Centris (Matrix), queried on October 7, 2026 with the same parameters for the 41 cities: Condominium category, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), expired listings and average days on market by year over ten years; condo sales come from the September 16 query, new listings from October 7, median days from September 29 and houses from October 1. Only aggregates are published. The same cities have their condos for sale and inventory, condo prices and condo fees pages.

Frequently asked questions

Why do condos expire more often than houses?

Three reasons add up. The condo is the most substitutable product: in the same building or sector, the buyer compares ten similar units and takes the cheapest, while a house has its lot and its street. Condo fees enter the buyer's and the lender's math, and a building with high fees or a thin contingency fund loses buyers before the visit. Finally, new construction competes directly with resale condos in the cities that build, not with houses.

My city is not listed?

It takes at least twenty condo sales a year for a failure rate to mean something; cities below that threshold are not published. A broker from the team can pull the same statistics for any municipality or building in Quebec.
