Across the 42 cities tracked, a 2-bedroom condo sells for $389,000 at the median in 2026 (January to September); a condo with 3 or more bedrooms costs 22% more ($85,625) and, in the 29 cities where 1-bedroom units sell in numbers, the second bedroom costs 29% ($78,500). Since 2016: 1 bedroom +99%, 2 bedrooms +100%, 3 or more +110%; the large condo rose fastest in 31 cities. In 3 cities, the 3-plus-bedroom condo sells for less than the 2-bedroom. Most expensive 2-bedroom condos: Westmount ($790,000), Pointe-Claire ($532,500), Kirkland ($500,000); least expensive: Lévis ($290,000), Drummondville ($280,000), Saguenay ($270,775). What the table says

The 2-bedroom condo is the core product of condominium living: 67% of sales at the median, while the 1-bedroom share reaches only 10% at the median. The third bedroom costs 22% at the median, or $85,625, against 14% in 2016: it got dearer, because recent projects deliver few large units and the families who stay in condos compete for them. It costs the most in Candiac (66%), Pointe-Claire (54%), Vaudreuil-Dorion (48%); it costs almost nothing, or less than nothing, in Kirkland (-3%), Trois-Rivières (-3%), Dollard-des-Ormeaux (-8%), where 3-bedroom condos are older units. The second bedroom costs 29% at the median ($78,500) where 1-bedroom units exist in numbers. Over ten years, the large condo rose faster than the others in 31 of 42 cities, and the 2-bedroom share is falling in 35 cities: new projects move away from the standard format at both ends. Largest increases for the 2-bedroom condo: La Prairie (157%), Joliette (141%), Trois-Rivières (139%).

How to read the table

The bedroom count is the one on the Centris listing; studios are not counted and "3 or more" groups 3, 4 and more bedrooms. The third-bedroom premium compares two medians of the same year in the same city: it blends the room itself and everything that usually comes with it (floor area, age of the building, parking, floor). A 40% gap says the city's large condos are townhouses or new units; a negative gap says they are old buildings. The 1-bedroom and 3-plus-bedroom classes have few sales in small towns and swing more. Each city page details the ten years, the third-bedroom premium year by year and what to make of it when buying or selling.

Method

Every series comes from the Statistics module of Centris (Matrix), queried on September 28, 2026 with the same settings for all 42 cities: Condominium category, number of bedrooms equal to 1, equal to 2, then 3 or more, whole municipality (boroughs or sectors grouped for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price and number of sales by year over ten years. A city is published if its 2-bedroom and 3-plus-bedroom classes have at least 100 sales in ten years and 5 sales in 2026; six cities too small in condos are left out. Only aggregates are published. Frequently asked questions

Why can a 3-bedroom condo cost less than a 2-bedroom condo?

Because "3 or more bedrooms" groups two products that have nothing in common: the townhouse or large recent apartment, and the unit in a 1970s or 1980s building, large but without an elevator or indoor parking and with high fees. In cities where the second dominates, the 3-bedroom median falls below the 2-bedroom one. In condos, the building sets the price before the number of rooms.

Either condos there have too few sales for a reliable median, or we have not added it yet. A broker from the team can pull the same statistics for any municipality or neighbourhood in Quebec.
