Nobody publishes the price per door or the rent multiplier by city. Here they are, drawn from the 3,613 plexes sold in 12 months, from the duplex to the 5-unit building.
As of September 22, 2026, on 3,613 income property sales read on Centris between September 16, 2025 and September 16, 2026, the median price per door is $216,250 and the median gross rent multiplier is 15.8x in the 20 cities where volume allows a reliable median. The range runs from $315,667 per door in Laval to $148,750 in Victoriaville. The lowest GRM is in Saguenay (12.3x), the highest in Laval (17.9x). The price per door falls with the number of units, from $235,625 for a duplex to $178,542 for 5 units and more, and rises as buildings get newer, from $200,625 for 1959 and earlier to $302,500 for 2000 onward. On 3,613 income properties sold in 12 months, the median price per unit is $216,250 and the median price of a building is $567,500. The gross rent multiplier, the price divided by the annual gross revenue, is 15.8x: the median buyer pays 15.8 years of gross rent for the building. The median selling time is 15.8 days.
Two figures to remember, and two readings. The price per door says what a unit costs in a city; the GRM says what it brings in relative to what it costs. A city that is expensive per door can have a moderate GRM if its rents are high, and a cheap city can have a high GRM if its rents are low. That is why the ranking changes with the column.
For each city: the number of sales analyzed, the median sale price, the price per door, the GRM, the implied gross revenue per door (price per door divided by the GRM, brought to a month: an order of magnitude computed on medians) and the selling time. From cheapest to most expensive relative to revenue: Saguenay 12.3x, Rouyn-Noranda 12.5x, Rimouski 13x, Trois-Rivières 14.6x, Lévis 14.7x, Victoriaville 14.8x, Sorel-Tracy 15.1x, Gatineau 15.3x, Sherbrooke 15.7x, Saint-Hyacinthe 15.8x, Quebec City 15.8x, Granby 16.1x, Joliette 16.2x, Saint-Jean-sur-Richelieu 16.3x, Drummondville 16.8x, Saint-Jérôme 17x, Longueuil 17.4x, Terrebonne 17.4x, Montreal 17.7x, Laval 17.9x. Regional cities offer the lowest multipliers, around 12.3x to 13x; the Montreal suburbs trade at 17.4 to 17.9 times the rents. A low GRM is not a guaranteed return: taxes, insurance, maintenance and vacancies still have to come off, which is what the full calculation of a plex return does.

It is the sharpest result of this series: the duplex trades at $235,625 per door, the triplex at $201,250, the fourplex at $182,562 and the building of 5 units and more at $178,542. The land, the roof and the structure are shared between more units, and the pool of buyers able to finance the building shrinks at every step: selling time goes from 10.5 days for a duplex to 38.2 days for 5 units and more. The duplex, for its part, sells at full price because the owner-occupant is buying a home first.

A door in a building from 1959 and earlier is worth $200,625, one in a building from 2000 onward $302,500. The GRM follows the same slope, from 14.9x to 17.9x: new costs more per dollar of rent, in exchange for lighter maintenance, higher rents and units that are easier to rent. The old stock pays back faster, but the inspection and the maintenance budget make all the difference between a good and a bad purchase.
Income property sales that moved to "sold" status on Centris (Matrix) between September 16, 2025 and September 16, 2026, up to 300 sales per city, read in Centris number order. For each listing: sold price, number of residential units, declared annual potential gross revenue, days on market and year built. The price per door is the sold price divided by the residential units; the GRM is the sold price divided by the potential gross revenue. Each city publishes its medians; the Quebec totals are medians of city medians. Categories with fewer than 8 sales are not published, nor are cities with fewer than 40 sales. No individual listing is reproduced.
$567,500 at the median for the building and $216,250 per door, on 3,613 sales over 12 months in 20 cities. The gap between cities is huge: from $148,750 to $315,667 per door.
The Quebec median is 15.8x. Regional cities sit around 12.3x to 13x, the Montreal suburbs around 17.4x to 17.9x. A "good" GRM is judged against the city, and always on actual rents.
Because duplexes are bought by owner-occupants who are paying for a home first, and because the land and structure of a triplex are shared between three units. Across 20 cities, the door goes from $235,625 to $201,250.
No, medians: half the sales above, half below. A median is not pulled by one exceptional building. The Quebec totals are medians of city medians.
