One page per city, same definitions, same source: the median price of the house and the condo year by year since 2016, the gap to close, and whether the gain on a condo bought in 2016, 2019, 2021 or 2023 covers the jump.
Across the 40 cities tracked, the gap between the median house ($625,000) and the median condo ($397,000) is $218,500 in 2026, against $79,650 in 2016 (+194%): the jump nearly tripled in dollars, and the house is worth 1.56 times the condo against 1.41 ten years ago. But a condo bought in 2019 at the median price covers 80% of the gap with its gain alone (more than half in 36 of 40 cities), and a 2026 condo is worth more than a 2016 house in 38 cities. Condos make up 32% of sales against 23% in 2016. The highest jumps: Westmount ($1,437,500), Saint-Lambert ($675,000), Candiac ($390,000); the shortest: Trois-Rivières ($100,000), Saguenay ($79,000), Boisbriand ($73,000); in proportion: Westmount (2.72 times), Saint-Lambert (2.52 times), Brossard (1.82 times). The jump grew everywhere in dollars (40 of 40 cities) and almost everywhere in proportion (34 cities): the house pulled away from the condo, above all in the expensive cities of the island and the South Shore, where the gap exceeds the price of a whole condo: Westmount (2.72 times), Saint-Lambert (2.52 times), Brossard (1.82 times). At the other end, Pointe-Claire (1.28 times), Saguenay (1.28 times), Boisbriand (1.13 times) have condos nearly as expensive as houses, often because their condo stock is recent. The jump is nonetheless easier than it looks for those who already own: the gain on a condo bought in 2019 covers 80% of the gap at the median, up to Boisbriand (444%), Saguenay (178%), Trois-Rivières (173%), and a condo bought in 2016 covers 92%. For those who bought in 2021, it is 41%: the jump then goes through the mortgage.
The gap is the difference between the median sale price of single-family houses and that of condominiums sold in the year, whole municipality, Centris (Matrix). The median house and the median condo are not the same size: the gap measures what it costs to move from one type to the other in the same city. "2019 condo covers" assumes a condo bought at the 2019 median price and resold at the median price of 2026 (Jan. to Sep.), before selling costs and mortgage penalty; the initial down payment comes back on top. Only cities with at least 20 condo sales every year are published. The full series are in home prices by city and condo prices by city.
All series come from the Statistics module of Centris (Matrix), queried on September 16, 2026 with the same parameters for the 40 cities: Single-family and Condominium categories, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price and number of sales by year over ten years. Only aggregates are published. House appreciation by year of purchase is in appreciation by city; condo fees, in condo fees by city.
In most cases, yes, or at least have an accepted offer to purchase: an offer conditional on selling your condo is weaker than a firm offer, and condos sell more slowly than houses in almost every city. The broker can line up the two closing dates to avoid moving twice.
We only publish cities where at least 20 condos sell per year, so that the median means something. A broker from the team can pull the same statistics for any municipality or neighbourhood in Quebec.
