Across the 31 cities tracked, a plex sells for $617,750 at the median in 2026 (median of cities), against $276,250 in 2016: +116% in ten years, against +133% for houses and +103% for condos. A plex is worth 1.22 times a house in 2026 (1.27 in 2016) and costs more than a house in 29 of 31 cities. It rose faster than houses in only 11 cities, and at least doubled in 22. The priciest: Laval ($930,000), Montreal ($930,000), Chambly ($896,250); the most affordable: Victoriaville ($398,750), Rimouski ($390,000), Saguenay ($372,000); the strongest increases: Châteauguay (+204%), Drummondville (+203%), Magog (+197%). What the table says

Plexes followed houses, they did not lead: +116% in ten years at the median of cities, against +133% for houses and +103% for condos. They rose faster than houses in only 11 of 31 cities, and their ratio to houses slipped from 1.27 to 1.22: the income property, bought with a bigger loan and judged on its yield, felt the rate hikes more than the family home. The frenzy was the same everywhere (+46% between 2019 and 2022), 2023 stood still (+0% at the median), and 2025-2026 is moving again (+5% from 2025 to 2026, up in 25 cities). The priciest plexes are Laval ($930,000), Montreal ($930,000), Chambly ($896,250); the most affordable, Victoriaville ($398,750), Rimouski ($390,000), Saguenay ($372,000). The strongest increases come from cities where plexes started low: Châteauguay (+204%), Drummondville (+203%), Magog (+197%); the weakest, Quebec City (+81%), Rouyn-Noranda (+76%), Mascouche (+66%).

How to read the table

The median price is the middle value of the year's closed sales, for the whole municipality. Centris's Plex category groups duplexes, triplexes, fourplexes and fiveplexes: the median of a city where mostly duplexes sell is not comparable to that of a triplex city, which is why each page puts the plex next to the house and the condo of the same city. 2026 stops on September 16. Price per unit, which neutralizes building size, is in plex prices per unit, 20 cities.

Method

All series come from the Statistics module of Centris (Matrix), queried on September 16, 2026 with the same parameters for the 31 cities: Plex, then Single-family, then Condominium category, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price and number of sales by year over ten years. A city is published when it counts at least 200 plex sales in ten years and 15 in 2025. Only aggregates are published. The same cities have their home prices, condo prices and number of sales pages.

Frequently asked questions

Why did plexes rise more slowly than houses?

Because they are bought with a calculation, not a crush. A plex buyer compares price with rents, and Quebec rents, framed by the Tribunal administratif du logement, rose more slowly than prices. When rates went from 2% to 5%, the monthly payment on an $800,000 plex jumped far more than its rents, and buyers cut their offers. The family home is paid for with a salary and a wish to live there: it held up better.

My city is not listed?

It takes at least 200 plex sales in ten years for a reliable median. A broker from the team can pull the same statistics for any municipality or neighbourhood in Quebec.
