Across the 23 cities tracked (73,697 plex sales since 2016), the median days on market of a plex went from 67 days in 2016 to 60 in 2019, 30 at the 2021 trough, 43 in 2023 and 13 in 2026 (Jan. to Sept.); the average, from 115 to 38 days. By period: 60 days in 2016-2019, 35 in 2020-2022, 44 in 2023-2024, 18 in 2025-2026. In 2026, the plex sells +2 days relative to the house (11 days) and more slowly than it in 16 cities out of 23; it sells in 30 days or less in 23 cities. The shortest time falls in 2025 or 2026 in 21 cities, the longest in 2016-2019 in 21. What the table says

The plex followed the house, with a lag and more dispersion. In 2016, it took 67 days in median to sell a plex across the 23 cities, almost as long as the house (68); the 2021 trough brought the plex down to 30 days while the house fell to 14; the 2023 rate increase hit the plex harder, 43 days against 23 for the house, because the plex buyer computes a yield and rents did not keep up with rates; in 2025-2026, the plex sells in 18 days in median, the house in 11. The average time stays well above the median (38 against 13 days in 2026, a 27-day gap in median across cities): the plex market sorts, buildings with solid income go in two weeks, the others pile up. Fastest in 2026: Quebec City (6 days), Rimouski (7 days), Saguenay (8 days); slowest: Laval (26 days), Mirabel (26 days), Montreal (26 days).

How to read the table

Days on market is the number of days between the Centris listing and the accepted offer to purchase, for income properties (duplex to quintuplex) sold in the whole municipality, by calendar year; 2026 counts January to September. The median splits the sales in two; the average adds everything, so it rises with buildings that stayed listed a long time. A plex withdrawn and relisted starts from zero. House and condo times come from the same source, September 29, 2026 query (days on market for houses by city). The cities retained have at least 20 plex sales a year; in the smallest, the median moves with a few buildings.

Method

Statistics module of Centris (Matrix), October 8, 2026 query with the same parameters for the 23 cities: Income property category, whole municipality, measures "Median days on market" and "Average days on market", by year over ten years. Only aggregates are published. The same cities have their plex prices, plexes for sale and inventory, plexes that do not sell and plex sold over asking pages.

Frequently asked questions

Why does a plex sell more slowly than a house?

Because the buyer is different: they buy income, not a home, and they compare the building's yield with the rate on their loan. When rates doubled in 2023, rents did not follow, and the plex at the 2022 price no longer covered its mortgage: times almost doubled (30 to 43 days in median across cities) while the house, bought to live in, still sold in 23 days. In 2026, the gap has closed to +2 days in median.
