Across the 50 cities tracked, the median house costs $610,000 in 2026 and the minimum down payment is $36,000 at the median of cities (5.9% of the price), against $13,050 in 2016 (+167%). The 20% that avoids the premium is $122,000; the CMHC premium at the minimum, $22,726. A full FHSA ($40,000) covers the minimum in 33 of 50 cities, and FHSA + HBP ($100,000) in 49. 35 cities exceed $500,000, the threshold where the 10% tier applies; one (Westmount) exceeds 1.5 million and requires 20%. The highest minimums: Westmount ($454,500), Saint-Lambert ($87,000), Beaconsfield ($78,100); the lowest: Saguenay ($18,300), Victoriaville ($18,300), Sept-Îles ($13,750). What the table says

The minimum is no longer 5%: in 35 of 50 cities, the median house exceeds $500,000 and the 10% tier applies, pushing the minimum down payment to 5.9% of the price at the median and up to 7.8% in Saint-Lambert. In ten years the minimum did +167% at the median of cities, more than the price itself, because of that tier. The FHSA changes the picture in affordable cities: $40,000 is enough for the minimum in 33 cities, and a couple with FHSA and HBP ($200,000) reaches 20% in most cities under $600,000. At the other end, Westmount ($454,500), Saint-Lambert ($87,000), Beaconsfield ($78,100) require more than a full FHSA just for the minimum. The CMHC premium at the minimum went from $9,850 to $22,726 at the median: that is the cost of the small down payment, and it has more than doubled.

How to read the table

Minimum down payment: 5% of the first $500,000 and 10% of the remainder, as long as the price stays under 1.5 million (federal rule since December 15, 2024; $1 million cap before); 20% above, with no insurance. CMHC premium: 4.00% of the loan above a 90% loan-to-value ratio, 3.10% between 85 and 90%, 2.80% between 80 and 85%, nothing at 80% and below. FHSA: $8,000 a year, $40,000 lifetime; HBP: $60,000 per person. All amounts are computed on the median price of the year's Centris sales, not on a specific house; welcome tax, notary and the sales tax on the premium come on top in cash. Method

Prices come from the Statistics module of Centris (Matrix), queried on September 16, 2026 with the same parameters for the 50 cities: Single-family and Condominium categories, whole municipality (boroughs or sectors combined for Montreal, Quebec City, Laval, Longueuil, Gatineau, Lévis, Sherbrooke, Saguenay, Terrebonne, Repentigny), median sale price by year over ten years. Down payment and premium rules are those of the Department of Finance Canada and CMHC; FHSA and HBP ceilings, those of the Canada Revenue Agency. Only aggregates are published. The same cities have their home prices pages.

Frequently asked questions

Is it better to wait until you have 20%?

It depends on the city and the pace of prices. Where the median house gained $30,000 a year over ten years, waiting three years to save a $20,000 premium cost more than the premium. Where prices have plateaued, waiting can make sense. The calculation is done on your city and your savings capacity, not on a principle.
