How to read this ranking

The first quartile says where a city's market really starts, not its average price: in Sept-Îles, one house in four sold under $216,000; in Kirkland, it takes $721,000 to enter the cheapest quarter. In between, Montreal's suburban belts sit within a narrow band, and commute and taxes decide. The number of sales matters too: a quartile computed on 30 sales moves a lot, one on 2,000 sales is solid.

Single-family sales that moved to "sold" status on Centris (Matrix) between September 2025 and September 2026, grouped by price range ($50,000 steps up to $500,000, $100,000 above) and by month; first quartile and first decile interpolated within the range; merged cities taken as a whole (Montreal 19 boroughs, Quebec City 6, Laval 13 sectors, Longueuil 3, Gatineau 5, Lévis 3, Sherbrooke 4, Saguenay 7, Terrebonne 3, Repentigny 2).
