Across the 50 cities tracked (275,136 detached, 56,533 semi-detached and 24,957 row houses sold since 2016), the median detached house went from $271,625 in 2016 to $462,500 in 2021 and $615,000 in 2026 (Jan. to Sept.) (+124%), the semi-detached from $226,250 to $534,500 (+126%) and the row house from $219,200 to $550,000 (+126%). In 2026, the semi-detached sells 13% below the detached in median ($69,875 gap) and the row house 15% below ($90,000); in 2016, the discount was 14% and 17%. The semi-detached rose faster than the detached in 22 cities out of 48, the row house in 18 out of 35; attached houses weigh 14% of sales in median. Most expensive detached: Westmount ($4,015,000), Saint-Lambert ($1,170,000), Beaconsfield ($1,065,500); cheapest: Saguenay ($370,000), Victoriaville ($370,000), Sept-Îles ($280,000). What the table says

The shared wall is discounted, not devalued. In 2026, the median semi-detached sells 13% below the detached house and the row house 15% below, against 14% and 17% in 2016: the discount barely moved while all three prices doubled. The attached house tracked the detached closely, +126% against +124% in ten years, and overtook it in 22 cities out of 48: where land became scarce, the buyer pays for the location before the yard. Attached houses remain a minority, 14% of sales in median, but they hold the entry to the market: in 37 cities out of 50, the median detached house exceeds $500,000, the threshold above which the minimum down payment climbs, and the semi-detached or the row house is often the only type still under it. The cities with the widest gap are those of the West Island and the North Shore, where the attached stock is older or smaller; those where it closes are the 1960s bungalow towns, where a new semi-detached is worth more than a period detached.

How to read the table

The type is the one declared in the Centris listing (Detached, Semi-detached, Row, the corner row counted with rows), Single-family category. The median price is that of sales closed in the year across the whole municipality; the gap compares the year's medians without adjusting for size or age. A type is published only if it has at least 5 sales in 9 years out of 11; in cities where the semi-detached or the row house sells little, the median jumps from year to year and only the trend is readable. Split-levels and bungalows are in the three types according to their building; the breakdown by style is in bungalow prices by city.

Method

Statistics module of Centris (Matrix), October 8 and 9, 2026 queries, three queries per city (Detached, Semi-detached, Row type), median sale price and number of sales by year over ten years. Only aggregates are published. The price of all houses is in home prices by city; the price by number of bedrooms, in prices by number of bedrooms; the down payment by city, in down payment by city.

Frequently asked questions

Why does the semi-detached discount not widen when prices rise?

Because the buyer of a semi-detached and the buyer of a detached compete on the same budget. When the detached pulls away, part of its buyers fall back on the semi-detached of the same neighbourhood and push it up; when the detached stalls, the semi-detached stalls with it. The gap, 13% in median, is what the market pays for the shared wall, the smaller lot and, often, the missing garage: it is a convenience price, not a quality markdown, and it is measured on sales of the same type, never on the neighbouring detached houses.
